About Alicia Graham

Buying your first home
shouldn’t feel like guesswork.

I’m a Georgia REALTOR® with Prestige Properties of Georgia, helping first-time buyers across Metro Atlanta understand their numbers, their options, and the assistance they may qualify for.

About Alicia Graham

A Georgia REALTOR® who works one buyer at a time

I’m a Georgia REALTOR® with Prestige Properties of Georgia, guiding buyers throughout Metro Atlanta and the surrounding communities — from the very first question you have through financing, negotiation, inspections, appraisal and the closing table, with nothing skipped along the way.

Most of my work is with first-time buyers who arrive convinced the answer is no. I
explain the process in plain terms, connect them with the right lending resources, and show them assistance options nobody had mentioned to them before.

The best part of this job is watching “I’m not ready” turn into a set of keys.

My Approach

Hands-on, education-focused, and genuinely in your corner

Four things you can count on, from the first conversation to the closing table.

Education first

Every step explained in plain language, so you always know what happens next.

No single lender

Introductions based on your situation and the programs you may qualify for.

Built around you

Your finances, your goals and your timeline set the strategy.

No pressure

If the honest answer today is “not yet,” you will hear it.

“

My goal is to help you understand what it takes to purchase your first castle — and to show you that homeownership may be closer than you think.

Experience

I’ve done this before —
including when it looked like no.

I work with first-time buyers using down-payment assistance, grants and alternative homebuyer programs throughout Georgia — City of Atlanta assistance, Georgia-based down-payment options, lender-funded grant programs and the NACA homebuying process, which runs on a timeline all of its own.

I work with several experienced lenders rather than sending everyone to one, so introductions follow your situation and the programs you may actually qualify for. Knowing which doors are open changes what you look at.

Services

What working with Alicia includes

Full buyer representation, with the education wrapped around it.

Buyer Representation

Guiding buyers throughout Metro Atlanta through the entire homebuying process — from the initial consultation and mortgage pre-approval through home searches, offers, negotiations, inspections, appraisal and closing.

First-Time Homebuyer Guidance

Step-by-step education so buyers understand the process, terminology, costs, timelines and what to expect before they begin shopping for a home.

Down-Payment & Closing-Cost Assistance

Helping buyers explore available down-payment assistance, grants, lender programs, seller-paid closing costs and other financing options — and connecting them with experienced lenders who can determine eligibility.

Home Search & Property Tours

Identifying homes that fit a buyer’s budget, location, lifestyle and financing requirements, and coordinating private property tours.

Offer Strategy & Negotiation

Evaluating comparable sales, market conditions, seller motivation, days on market and other factors to create a competitive offer strategy while protecting a buyer’s interests.

Inspection & Closing Support

Staying actively involved after the offer is accepted — coordinating inspections, repair negotiations, appraisal issues, lender requirements, closing attorney communication and the final walkthrough.

Success Stories

Two buyers who were sure the answer was no

Both stories started with the same sentence. Both ended at a closing table.

First-Time Buyer

From “I don’t think I can buy” to homeowner

A first-time buyer came to Alicia certain that buying a home wasn’t financially possible for her. Instead of telling her to wait, they looked at her real situation and explored the down-payment assistance open to her.

Within about three months, she went from questioning whether homeownership was possible at all to purchasing her home.

Closing-Cost Assistance

Two sisters buy a home together

Alicia helped two sisters purchase a home together, and structured the transaction so that what they needed upfront was significantly reduced.

They bought their home with approximately $1,500 out of pocket toward the purchase, while seller concessions helped cover additional closing expenses.

Close to I-75 and the Southlake corridor, with established streets and newer builds nearby.

Riverdale

Established neighbourhoods in north Clayton County, convenient to the airport corridor.

Henry County
Stockbridge

One of Henry County’s fastest-growing areas, with a lot of newer construction.

McDonough

Built around a historic square, with everything from older homes to new subdivisions.

Hampton

Quieter and more spread out, with larger lots toward the south of the county.

Fayette County
Fayetteville

Fayette County’s seat, with a walkable downtown and a wide range of price points.

Let’s Talk

Bring your questions. All of them.

There is no such thing as a question that’s too basic. The buyers who ask the most end up with the best outcomes — every single time.
